Once your offer is accepted and the contract is fully executed, the important due-diligence period begins.

Depending on the property and the terms of your agreement, this may involve:

  • Four-point inspection

  • Termite or wood-destroying organism inspection

  • Sewer or septic inspection

  • Pool inspection

You choose which inspections and professionals to use.

7. Financing, Appraisal, Title and Insurance

While inspections are underway, your lender and closing professionals will continue working toward closing.

If financing is involved, your lender may:

  • Verify your financial information

  • Request updated documents

  • Order an appraisal

  • Review the property

  • Complete underwriting

  • Issue final loan approval

At the same time, the title company or closing attorney may research ownership, liens and other title matters and prepare the documents needed for closing.

Because insurance can significantly affect a South Florida purchase, it is important to obtain quotes and confirm insurability as early as possible.

We’ll help keep communication moving among the appropriate professionals, but your lender, insurer, inspector, title company and attorney remain responsible for their individual services and advice.


8. Prepare for Closing

Before closing, we’ll help you review the remaining steps and make sure you know what to expect.

That may include:

  • Confirming your final loan approval

  • Reviewing closing instructions

  • Verifying the funds needed to close

  • Confirming utilities and insurance

  • Completing the final walkthrough

Always verify wiring instructions directly with the title company or closing professional using a trusted telephone number before transferring money.

Wire fraud is a serious risk in real estate transactions.
